Prepare documents to submit for a planning or development application.

Get to know your permit preparation.

You have all your information, you have a design, you have a plan. Now you need a permit to develop your land. A Development Approval.

You need permission from your local authority – usually known as council – in order to build on your land.

Your permission to build comes in the form of a permit.

You need two permits.

ONE  The first is a Development Approval which gives you permission to go ahead to develop your land.

TWO  The second is a Building Permit which gives you permission to begin to build your architecture.

Your permits may be called slightly different things in different places, but you get the idea.

You need to submit an application in order to be considered for issue of a permit.

Believe it or not, there are two types of application

-       a Planning or Development Application that will result in Development Approval – Approval to Develop

-       a Building Application that will result in a Building Permit – Permission to Build


What do you need for a Planning|Development Application?

A Planning|Development Application Checklist will help you keep track of what is required.

The first port of call is your local council. Depending on where you live, your local council may have all the information required for an application online. If not, you may need to call them or go in and see them.

They often even have a general checklist prepared for you.

However, it is good to set up your own checklist to identify the following:

-       Each item required for your application

-       The contents of each item

-       Who is responsible to prepare each item

-       A place to check off each item as you complete it and include it in your application

Your Development Application will be assessed by the Planning Department at your local authority.

As such, it is good practice to call in and see someone in person to run through the requirements of your application. You can also take the time to confirm the requirements for your place and talk about the idea you have for what you would like to do. This is good because it is a way to introduce yourself to the person who may be involved in assessing your application, and it is a way to get some early feedback about whether your ideas are suitable.

It is good to meet with a planning officer early on, and you may have already been in to meet with someone when you were gathering information about your place. Most local councils have a Planning Officer available to answer calls or meet in person, either through appointment or within a time period without appointment, so take advantage of this service and get informed.


How to prepare your Planning|Development Application.

The purpose of a Planning|Development Application is to assess the function and form of your architecture against planning regulation requirements.

In general, the planning department looks at the following:

-       what you will use the development for – this includes how each space will be used, for example, a Bed Room.

-       the location of your building with relation to the front, side and rear title boundaries.

-       the height of your building with relation to the existing ground level.

-       the materials you will be using on the outside of your building and the colours they will be.

They care about the affect of your architecture on the streetscape; the affect on adjacent neighbours; the affect on traffic; the affect on the environment.

That is their aim in a nutshell, but each council planning department is individual and requires information specific to their area.

If you have employed a professional such as an architect, designer, town planner, design and construction organisation or project home builder to prepare your application for you, they will likely take care of most things, but make sure you are clear on any responsibilities you have to ensure you deliver the information to them in a timely manner so as not to affect the process.

Submitting a Development Application is a milestone in your process. You need to submit an application in order to receive a Development Approval. This is the first step in your permit process.

Sometimes, if your architecture is straightforward and ‘deemed to satisfy’ – which means that it complies with all the planning and building regulations – you can submit one application where it will be assessed for both the Development Approval and Building Permit.

You have submitted your Development Application! Great – that is a milestone in this process.
