Once your development application has been approved you will receive a letter to say you can develop your place.

Waiting for your Development Approval.

You have a bit of time from when you submit your application to when you receive a determination.

Once your application has been submitted, give the planning department a few days before calling them to confirm the application has been received and all the information required is included.

They may not have completed their preliminary assessment by this time, but can confirm receipt of the documents you have submitted.

The planning department usually contact you after they have completed a preliminary assessment of your application to ask you to clarify any information they are unsure of or to ask you for additional information to support your application. They usually have the capacity to put a ‘stop on the clock’ while they await your response and re-start it again once they receive it.

Keep in mind that there may be other authorities who are required to review your Development Application. They may include a service authority with an asset on your land, or a fire authority who reviews your fire strategy. The planning department will often forward these on, however follow up to check that the other authorities have received what they need in order to approve the development.

While you are waiting on your planning application to be processed, don’t wait with nothing to do!

If you are feeling confident that your development complies with planning regulations and will be approved, get drawing and resolve all of the construction details you haven’t needed to prepare for a planning|development application, in anticipation for moving onto the next step. This may involve speaking with your structural engineer or other specialist consultants. Check out information in the next step for more details.

If not, then await the approval before moving forward. If you are working with a professional such as a designer, architect, design and construction organisation or project home builder, they will likely be managing this period for you and may be a matter of waiting til the approval arrives.


Receiving your approval.

A determination on your application is usually made within a certain time frame. Your local authority will be able to clarify the time frame with you.

You will receive a letter advising you if your development has been approved. The letter will more than likely be delivered with a set of conditions. You will also receive a copy of your drawings stamped with an approval.

This approval means that you can develop on your land!

Congratulations!! Now on to the next step in the process.


Your permit in the process.

Receiving a Development Approval is a milestone in your process. It means that you can develop your architecture! So a big congratulations to you once you receive it.

Although you have just prepared documents in accordance with planning regulations, you will require more information, more drawings and schedules, before you submit a building application. These extra documents are critical to show how your architecture will be constructed in accordance with the national construction code.
